BREEAM in Use
Strategy for Sustainable Retrofitting
Did you know that 80% of the buildings that will exist in 2050 are already constructed? This means that improving energy efficiency and reducing CO2 emissions from existing buildings is crucial to achieve sustainability and climate change mitigation goals.
BREEAM In-Use is an assessment methodology developed to measure the environmental performance of existing buildings in three key areas: environmental aspects, social aspects, and economic aspects. This comprehensive approach helps building owners and managers understand and improve the sustainability of their properties by identifying opportunities to implement improvements that reduce environmental impact and increase operational efficiency.
The BREEAM In-Use assessment process is divided into two parts:
Part 1: The Building – evaluating the performance of a building based on inherent characteristics related to its physical form, construction, and facilities.
Part 2: Management – a qualitative assessment of policies, procedures, and management practices related to the operation, functioning, and maintenance of a building; consumption of key resources such as energy, water, and other consumables; and environmental impacts of carbon and waste.
Find below advantages of BREEAM In-Use for the Environmental Assessment of Existing Building Stock:
Objective Measurement and Comparison: BREEAM In-Use provides a standardized framework for measuring the environmental and social performance of existing buildings. This allows for an objective comparison between buildings and helps set realistic improvement goals.
Promoting Sustainability: By assessing and rating buildings in terms of sustainability, BREEAM In-Use drives the implementation of sustainable practices and encourages the adoption of measures that reduce environmental impact and promote occupant well-being.
Resource Optimization: Evaluating aspects such as energy, water, and material consumption helps identify opportunities to optimize their use and reduce operating costs while minimizing the environmental footprint.
Continuous Improvement: BREEAM In-Use encourages a continuous improvement approach, where building owners and managers can use the assessment results to set improvement goals and plan interventions that drive long-term sustainability.
EU Taxonomy: All asset information obtained in the BREEAM assessment can be used to justify compliance with the technical selection criteria published by the EU so far.
